LANDLORDS from 1st October 2008 you need an Energy Performance Certificate (EPC) on every property you let.
You MUST give every tenant a copy of the EPC

So Why is it IMPORTANT to get the EPC done properly!!
Tenants may ask you to carry out improvements in the EPC
Prospective Tenants may use the EPC to offer a lower rent
Domestic Energy Reports will let Landlords have a factsheet to explain to Tenants that some of the information is based upon average household sizes and assumptions and that actual costs for things like heating will vary.
We will explain there is no obligation for Landlords to carry out any of the improvements and some will not be cost effective anyway. Alternatively Landlords may use the reports to carry out cost effective improvements to improve their housing stock and achieve better rents.
So what are the Landlords obligations?
From 1st October 2008 you will need an Energy Report done on the next occassion the property becomes available for rent. You will not need one where a tenant is already in occupation. Every time you have a new tenant you will need to give them a copy of the EPC. You do not have to carry out any improvements or recommendations but if you do then we can carry out a new inspection and issue a new report.
The EPC for rental properties will be valid for 10 years.
